Frasers Property Industrial (Thailand) Limited, or "FPIT," a leader in modern industrial real estate development in ASEAN under Frasers Property Thailand Public Company Limited, is continuously delivering built-to-suit warehouses. Recently, it has developed a new 11,000 sq. m. distribution center for Bolloré Logistics, an international logistics service provider from France, named "SMILE Hub," to support the transportation and storage of premium fashion goods, perfumes, and cosmetics from international brands.

This distribution center is located within the Frasers Property Logistics Center (Bang Phli 7) in Samut Prakan province, an area with high potential for efficient logistics operations. The building has a height of 13 meters and can support a weight of up to 3 tons per square meter. It is divided into two sections: ambient storage and temperature-controlled storage, which maintains a temperature below 25 degrees Celsius, designed to accommodate the storage of premium products that require special care. The facility is equipped with comprehensive air and dust filtration systems, pest control, temperature and humidity control systems, and high-level security systems.

With a shared vision between FPIT and Bolloré Logistics that emphasizes sustainable business practices, this distribution center has been designed and developed in accordance with green building standards, specifically the Leadership in Energy and Environmental Design (LEED) at the GOLD level, which is an international standard for environmentally friendly buildings that enhances the quality of life for users by providing a good working environment, in addition to basic hygiene and safety.

Notable features of this building include the installation of skylights on the roof to provide sufficient natural light and reduce heat within the building using large industrial fans, the use of metal sheets coated with ceramic that reflect up to 96% of solar heat, the installation of solar panels to reduce long-term costs, energy-saving systems and devices, and the use of motion sensors combined with LED lighting in restrooms to reduce electricity usage when not in use, as well as the design of the building based on Universal Design principles for all user groups.
